  2. Hello,

You can now get verified on forum.

The way it's gonna work is that you can send me a PM with a verification picture. The picture has to contain you and forum name on piece of paper or on your body and your username or my username instead of the website name, if you prefer that.

I need to be able to recognize you in that picture. You need to have some pictures of your self in your gallery so I can compare that picture.

Please note that verification is completely optional and it won't give you any extra features or access. You will have a check mark (as I have now, if you want to look) and verification will only mean that you are who you say you are.

You may not use a fake pictures for verification. If you try to verify your account with a fake picture or someone else picture, or just spam me with fake pictures, you will get Banned!

The pictures that you will send me for verification won't be public

    Best regards,

    StanleyOG.

People are complaining about high interest rates and high inflation.

Bought my first house in 1979 and the mortgage interest rate was 12.50%. I had three years in a row of making 10 % pay increase and was losing to inflation. I was making less than $40,000.00 per year, but was still able to buy a house and start a family, with no government or any other assistance!

People now want everything for nothing and not working!

And you’ve had your whole life to get there. I’m glad for you, but I still refute your post outright. Your world was not the same as the current one.

The current reality makes it damn near impossible for young people to own homes now. They rent. Which is pretty much a guarantee they won’t be able to save enough for a down payment for at least a decade, never mind figuring out how to qualify for a mortgage.

The game is totally rigged against them, and I hate it.

The price of housing seems quite high, but Construction costs have gone thru the roof!
as it seems, have all costs. I have a pool leak, the guy wanted $750 for two hrs minimum, to come here and find the leak,
    I thought that was ridiculous.

Our goal was debt free at retirement, and we (sort of) did, just a small mortgage that makes insurance and taxes automatic.

The goal was to live on social security and keep the 401(k) for travel and whatever.

So far so good. Both cars paid for and relatively inexpensive, no other debt, and if we want something we get it.

Well, it depends on how much and for how long, but at least 18%.
      To start.
A better rate you won't get anywhere.
And if you fall behind on your payments our enforcers are the politest in the business.

The house that my wife and I live in is now paid off minus the new addition, I financed that just to have more positive debt, AKA debt that can be paid down quickly and is well reported to all 3 credit agencies that matter in a timeline that is only positive. Worst comes to worst we have savings in cash in a safe in various forms, a few savings accounts and safety deposit boxes, as well as land and equipment that could be sold pretty quickly if all the shit hits the fan. The kids will never have to worry about college tuitions because it is already funded, I do have life insurance that even above what I leave behind will provide my family with money to get by and my funeral is paid for. We live comfortably and still think a lot about money because if every single dollar is not making me money I am unhappy. Everything I buy has to be either required or provide a profit, either a profit in cash or in enjoyment of our life and love together.
